Why It Matters

Shut off the water first. Then call us.

Find your main water shut-off valve. It is usually where the water line enters the house, often in the basement near the front wall. Turn it clockwise until it stops. If it is safe, turn off power to the wet area, then open a cold tap on the lowest floor to drain the lines.

Water from a supply pipe starts out clean, but it does not stay that way. As it soaks through drywall, insulation and flooring it picks up contaminants, and after about 48 hours it is treated as Category 2. It also travels inside ceilings and wall cavities far from where the leak started. That is why speed and proper moisture mapping matter.

Frozen pipes usually burst in exterior walls, crawl spaces, garages and unheated rooms, and often as they thaw. Never thaw a pipe with an open flame.

About burst and frozen pipes

Sudden and accidental pipe bursts are generally covered by standard home policies. Damage from a slow, long-term leak, or from freezing in a home left without heat, may be excluded. Check your policy or call your broker. We document everything and work directly with most major insurers.

Shut off the main water valve, turn off power to wet areas if you can do it safely, move belongings out of the way, photograph the damage, and call us.

Open the tap it feeds, then apply gentle heat with a hair dryer or warm towels, starting near the tap and working back. Never use an open flame or torch. If you cannot reach the pipe or it has already split, shut off the water and call a plumber.

Usually 3 to 5 days. Ceilings and wall cavities are checked daily with meters until they reach target readings.

Keep the heat on when you travel in winter, insulate pipes in exterior walls, crawl spaces and garages, disconnect garden hoses and shut off outdoor taps in the fall, and let a tap drip during extreme cold.
