Why It Matters

A flooded basement is wetter than it looks

Basement water does not stay on the floor. It wicks up drywall, soaks the insulation behind finished walls, gets under flooring and into the bottom plates of your framing. Basements are also the slowest part of a house to dry: they are cool, get little airflow, and concrete holds moisture for a long time. Mould can start growing within 24 to 48 hours.

The source matters too. Rain or groundwater is handled differently from water that came up through a floor drain, which is treated as sewage. We confirm the source and category first, map every wet area with meters and thermal imaging, remove only what cannot be dried, and run equipment until the whole space reads dry.

Until we arrive: stay out of water near outlets, appliances or the electrical panel, move valuables upstairs if it is safe, take photos for your insurer, and do not use a household vacuum on standing water.

About basement flooding

It depends on where the water came from. Sudden water from a burst pipe or failed appliance is usually covered by a standard home policy. Sewer backup and overland (surface) water usually need separate endorsements. Check your policy or call your broker. We document everything and work directly with most major insurers.

Usually 3 to 5 days of drying once extraction and removal are done, and longer when concrete or framing is heavily saturated. We check readings daily and do not stop until the space reaches target.

Not always. If the water was clean and we get there quickly, some drywall can be dried in place. Wet insulation behind it, or any sewage, usually means cutting it out. Moisture readings decide, not guesswork.

Stay safe and keep away from water near outlets, appliances or the panel. Stop the source if you can, move valuables upstairs, take photos for your insurer, and call us.

Test your sump pump every spring and add a battery backup, keep downspouts discharging at least 2 metres from the foundation, grade soil away from the house, and consider a backwater valve. Many Ontario cities offer subsidies toward these upgrades.
