Most standard policies cover sudden and accidental damage: a burst pipe, an appliance failure, fire, storm damage. Gradual leaks and long-term maintenance issues are commonly excluded, and mould coverage varies widely by policy. We inspect free, tell you honestly what we see, and help you make the call before you file.
Safety first: if there's any risk to the structure or from electricity, get everyone out. If it's safe, shut off the water at the main, kill power to affected areas at the breaker, and start photographing everything. Don't run a household vacuum on standing water, and don't enter a fire-damaged building until it's been cleared.
A typical residential water loss dries in three to five days with proper equipment, though materials like hardwood, plaster and concrete take longer. We take daily moisture readings and only pull equipment when the structure hits verified dry standard, not when the calendar says so.
